Underground Rainwater Cistern: Off-Grid Water System Guide

How to size, bury, and plumb a rainwater cistern that supplies reliable household pressure from a steel roof and a 12V pump.

Guide

What to know before you buy.

A buried cistern is the most reliable water supply a homestead can have once it is sized correctly and the collection surface is clean. Unlike a tank above grade, a buried cistern stays at near-constant temperature, eliminating algae growth in summer and freeze risk in winter, and it removes the visual footprint from the yard entirely.

Sizing starts with the roof collection area and the local rainfall pattern, not a round number. Multiply the roof area in square metres by average monthly rainfall in millimetres, apply a 0.85 coefficient for real-world losses from splashing and gutter waste, and that gives you the litres you can realistically collect per month. Your storage volume should cover your household demand through the longest typical dry spell in your region, plus a 20% buffer.

Precast concrete cisterns are the most durable option for permanent installations. They resist UV, do not leach chemicals, and last for decades without maintenance beyond annual inspection. The main cost is delivery — precast units are heavy — so access for a flatbed and crane is a planning requirement before you choose a location.

First-flush diverters are non-negotiable on any food or drinking supply. The first 25 litres of runoff from a dry roof carries bird droppings, leaf debris, and accumulated dust. A correctly sized diverter shunts this to ground before the cistern inlet opens. A UV filter at the inlet, not just at the tap, kills any pathogens that make it past the diverter.

A 12V DC pump powered by a portable power station keeps the whole system independent of the grid and draws far less than a mains-pressure pump. Set a float valve at the cistern to control overflow to a downhill swale, and the system runs without daily attention once the initial sizing is right.
